Gas and Electrical Safety Inspection - GE1

Comb testingThis standard Landlord Safety Inspection covers up to three gas appliances and up to six electrical appliances. Also included within this test is a polarity and earth fault loop impedance test of up to 10% of the sockets.

This is recommended for compliance with existing legislation, including the provisions for electrical safety as detailed in the Housing Health and Safety Rating System.

Communication is the key

When companies have worked together successfully for nearly a decade, it often boils down to one vital ingredient – communication.

Thus it is with the relationship between Chancellors and their Preferred Supplier gas-elec Safety Systems, beginning at the top with their respective Chief Executives – James Scott-Lee and John Davidson.

Chancellors is the 13th largest estate agency in the country, with 50 branches throughout N.W. and central London, and the Home Counties through to mid-Wales. gas-elec Safety Systems has more than 100 Safety Inspection Engineers throughout the UK providing impartial inspections and remedial works to the lettings industry and homeowners. gas-elec has been a supplier to Chancellors for almost ten years.

For James Scott-Lee, there are a variety of good reasons for Chancellors’ choice of gas-elec as their Preferred Supplier.

"We have agreed service standards with gas-elec" he says. "That means we can rely upon them to do the work, or tell us about a problem, without us having to continually chase them. And when problems occur – as they inevitably will when you are talking about hundreds of inspections – we have established channels of communication that will get them fixed pretty quickly."

Another advantage, he says, is that gas-elec’s systems double check Chancellors' systems, ensuring that every one of their tenancies always has the appropriate gas certificate. In addition, Chancellors encourage their clients to combine gas inspections with a boiler service. "That means they just have one inspection a year and two jobs are done at the same time which produces savings for our clients and less admin for us as property managers," says Scott-Lee.

His belt-and-braces philosophy includes an insistence that no properties are managed by Chancellors unless they first have had an electrical check.

The communication between the two companies is ongoing and highly productive. Currently Chancellors and gas-elec are working together in two key areas: providing an all-round service to Chancellors’ HMO landlords in the light of the new legislation and the development of a central heating maintenance plan.

"We are in the early stages," says John Davidson. "Many of our established services have been driven by client demand and when James asked if gas-elec could provide a central heating maintenance service I decided yes we probably could and we’ve been developing it with Chancellors’ help."*
